All of this helps solidify the area as the main logistical/transport hub in Andalucia. So for those looking at commercial property, if you have the funding, freehold units should bring a good return in the future. The lack of additional space also means that has the area further develops, the price per sqm will also increase. Furthermore such industries, will mean an increasing need for rental properties for the workers within the relevant industries in the area.

Located at the heart of Andalucia, Antequera is ideally located for many industries that cater to the residents and businesses in Sevilla, Granada, Cordoba and Malaga.

Original article: Antequera growth

Looking at bit away from the Costa del Sol, I thought it would be worth looking at the area of Antequera. Why? Well not for fantastic residential options, or any such thing, but instead to have a look at the commercial/business future that Antequera has to look forward to.

In regards to future growth, there is a firm agreement with the regional government and private businesses to build a dry dock with the largest railway base in the country between Bobadilla Estación and Colonia Santa Ana. The Public Agency of the Ports of Andalucía, which will provide 20% of the 180 million euros necessary to start creating the largest logistical centre in the autonomous community. The work could start in autumn next year with the ultimate goal of locating the first businesses there in 2011, which will generate 10,000 jobs directly and indirectly at full capacity and 960 jobs during the four years of construction.

The growth of the area has been so impressive that now not only are there no free plots in the area, but the centre has had to expand twice and the locals have even transformed an old sugar refinery into a mini-centre, with a large business park next door. The industries also multiplied around the road to Cordoba and the Cartaojal vicinity.

There are also plans for a private airport for Antequera which will also figure highly in the area’s development. Geared towards low-cost flights and goods transport, the plan at the moment is that construction will begin in 2010 to become operative in 2012. The infrastructure will require investment of 100 million euros and will generate at least 5,000 direct jobs. After a decade of operation, the airport could have an economic impact of up to 800 million euros. Moreover, communication with Malaga will be reinforced with the Las Pedrizas motorway which is currently under construction

Antequera is considered one of the best-connected towns in the country with the previously mentioned motorways and the local railway lines and of course the recently added high-speed line. Furthermore, high-speed links with Ronda, Seville and Granada will further strengthen Antequera’s position.

The construction of the A-45 and the A-92 became a decisive factor in the 80’s and 90’s in attracting the industries that settled there and helped Antequera to become less dependent on agriculture.
